Here is some helpful information for you.

Trash/recycling are collected weekly on Friday. Please place your vendor provided cans by the curb the evening before.

There is a dog park on property with an outside vendor to pick up dog waste. Owners must pick up after their pets. For additional information please visit the Fairfax County pet rules here.

After the transition to a homeowner-controlled Board of Directors, Board meetings will be held four to six times per year. Until then, Board meetings are held as needed. The next meeting will be the budget approval meeting in the fall. Announcements will be on the website here.

The public website is here with general announcements like Board of Directors meetings etc. The private home-owner website is here accessed only with your dedicated password.

The Enclave Fair Lakes Homeowners Association, Inc. (the “Enclave HOA”) is a homeowners association that is planned to include 197 townhouses. The Association is funded primarily through individual homeowner assessments. The Enclave HOA is authorized to enter into various vendor agreements including landscaping, snow removal, trash, and other contracts to maintain the common areas of the Enclave HOA.

The Fair Lakes Court section between Fair Lakes Parkway and Todd Lane is owned by Fairfax County and maintained by the Virginia Department of Transportation.  This means that vehicles including commercial vehicles are permitted to park on Fair Lakes Court provided they comply with Fairfax County parking and licensing regulations.

The buildings are being repurposed as a senior living facility with approximately 180 dwelling units. Construction is expected to commence in Q4 of 2023 or Q1 of 2024. The senior living facility will make contributions to Enclave HOA’s operating budget to fund its attributable share of common area electricity, landscaping, snow removal, repairs & maintenance, management fees, and reserves.
